Expanding Protections to Property Owners and Home Sharing 

For the last several years, Tennessee has enjoyed significant growth in its sharing economy, largely stemming from the expansion of the home-sharing properties, which have been around for decades. Home sharing is vital to our state and local economies, as it supports our flourishing tourism and caters to populations not adequately served by the hotel industry.

However, some local governments, most notably Nashville, have created a patchwork of regulations, making it complicated and inconsistent for homeowners. Even worse, some localities have tried to circumvent existing protections for people who have invested in properties by banning certain types of home-sharing arrangements or even denying permits based on pending legislation, even though it hasn’t passed!  This is a clear violation of people’s property rights.
